SF1 strip footings: Continuous strip footings running beneath the loadbearing walls of the granny flat, providing the linear foundation that ties the footing system together.

SF2 strip footings and unreinforced pad footings: The SF2 detail — a different strip footing specification — and a series of unreinforced pad footings under point loads completed the footing programme. Pad footings of this type carry lighter, more localised loads and do not require steel reinforcement.

All footings were poured in stage one and left to achieve adequate early strength before stage two commenced.

Stage two — the slab

The granny flat slab was poured to N25 specification — normal class concrete at 25MPa compressive strength — across a 100mm slab thickness, with reinforcement mesh laid in accordance with the engineering drawings. A waterproofing membrane was installed beneath the slab prior to the pour, preventing ground moisture from rising through the concrete into the finished floor above — a standard requirement on slabs that will be habitable, and particularly important on older inner-urban lots where subgrade moisture conditions can vary.

Concrete was placed by wheelbarrow throughout — the standard approach on East Victoria Park lots where truck access to the rear of the property is restricted by narrow side passages, mature landscaping and the built environment of the original home.

In East Victoria Park, Colacrete completed a structural granny flat slab and footing package for a small builder and renovations company — a scope that required working from engineering drawings, managing a two-stage pour sequence, and navigating the access constraints typical of older inner-urban lots.

Stage one — footings

The footing programme involved three distinct footing types as specified by the structural engineer:

Pile footings (×7): Seven concrete pile footings were excavated using a mini excavator — the right machine for a tight inner-suburb lot where a full-size excavator cannot operate. Pile footings are deeper than standard pad footings, designed to transfer the structural loads of the building down through the active soil zone to more stable ground below. On older East Victoria Park lots with variable fill or reactive soil conditions, pile footings provide the level of structural assurance an engineer specifies when a standard pad or strip footing is not sufficient.
