Honed & polished concrete
Honed and polished concrete are architectural finishes from the same premium supply chain as exposed aggregate. The difference is in how the surface is processed: honed concrete is mechanically ground to a refined matte finish and sealed. Both finishes start with the same architectural mix design. Polished concrete takes the mechanical grinding process to a high-gloss finish, typically used for interior ground slabs, garages and undercover alfrescos. Decorative ground slabs are poured at 32MPa to accommodate the polishing process.
Suspended slabs are technically more demanding than ground-bearing slabs. The formwork must be engineered to support the weight of wet concrete at height, the reinforcement is designed to carry the loads imposed from above, and the pour requires careful management to ensure the mix arrives and is placed correctly within the constraints of an elevated formwork system. This is work that requires genuine structural understanding, not just experience placing ground slabs.
Working across a three-lot development in a coordinated programme with a builder/developer client requires scheduling discipline — concrete needs to arrive and be poured at the right stage of each building's programme, without holding up the construction sequence on the adjacent lots. Colacrete has managed this coordination as a reliable subcontractor across the full Yokine development scope.
Our work in Yokine
Suspended slab and structural concrete across a three-lot development — working with a builder/developer client, Bionic Construction
In Yokine, Colacrete is the concrete contractor for a builder/developer client working across three houses on adjacent lots — a multi-dwelling development scope that reflects the suburb's strong development activity. The most recent stage involved a suspended slab: a structural concrete floor poured above ground level, supported by the walls or columns below rather than sitting on the ground.
The Colacrete standard
Build to spec
Where a licensed structural engineer has specified drawings, Colacrete works to those specifications. If no drawings or specifications are provided, we work to industry standards.
Communication
We pride ourselves on our prompt communication with all our clients. Not only do we aim to provide quotes within 24-48 hours, but we also keep our clients well informed before, during and after the works.
Our experience
We are owner-operated, and our director comes from an engineering background, having graduated from Curtin University and having worked as an engineer for several years. He also comes from a concreting family, with concreting experience spanning decades.
Why Yokine homeowners and builders choose Colacrete
Yokine sits within the City of Stirling — one of Perth's most active development suburbs within the inner northern corridor. Its established character homes on generous lots have made it a prime target for infill and multi-dwelling development over the past decade, with subdivision and grouped dwelling activity generating consistent demand for structural concrete across the suburb. Sandy soils of the Perth coastal plain are typical in Yokine — subgrade conditions are generally reliable, which supports the development pace. The typical concrete scope in Yokine for development projects includes house slabs, suspended slabs, driveways and crossovers across multiple lots, sometimes within a staged programme coordinated with the builder's construction schedule. Colacrete works with builder and developer clients in Yokine as a reliable concrete subcontractor, understanding the scheduling and coordination requirements that multi-lot development demands.
Colacrete is a member of the Housing Industry Australia (HIA), Master Builders Association (MBA) and Concrete Institute of Australia (CIA). Eddie brings an engineering background in civil and construction management alongside long-standing experience across concreting and general construction projects spanning a wide variety of disciplines, scales and scopes.

Yes — crossovers in Yokine fall under City of Stirling requirements. For development projects, crossover placement and specification must also be coordinated with the development approval conditions and any civil requirements attached to the subdivision. Colacrete is experienced working within the approval and coordination requirements of multi-lot development scopes in the City of Stirling.

Multi-dwelling and infill development in Yokine typically requires the full structural concrete programme: footings and foundations, house slabs, potentially suspended slabs between levels, staircase and landing concrete, and then driveways and crossovers at completion. Each element has its own specification, and some — particularly suspended slabs — require engineering input to determine the reinforcement and concrete strength requirements. Colacrete works to engineering specifications on all structural concrete scopes and can coordinate with the project's structural engineer directly.

Yes — Colacrete works with builder and developer clients across Yokine and the surrounding City of Stirling area as a reliable concrete subcontractor. We understand the scheduling requirements of multi-lot development: concrete needs to arrive and be placed at the right stage of the construction programme without creating delays for the frame, roof or fit-out trades that follow. If you're a builder or developer with an ongoing pipeline of work in Yokine or surrounds, contact us to discuss how we can support your programme.

A suspended slab is a structural concrete floor poured above ground level — supported by walls, beams or columns below rather than resting on the ground. They are required wherever a floor level exists above a void, garage, lower storey, or sloping site where the floor cannot be ground-bearing. Suspended slabs require engineered formwork to support the weight during the pour, engineered reinforcement to carry the imposed loads, and careful placement and finishing at height. Colacrete has completed suspended slab work across residential and light commercial projects in Perth.
