Honed & polished concrete
Honed and polished concrete are architectural finishes from the same premium supply chain as exposed aggregate. The difference is in how the surface is processed: honed concrete is mechanically ground to a refined matte finish and sealed. Both finishes start with the same architectural mix design. Polished concrete takes the mechanical grinding process to a high-gloss finish, typically used for interior ground slabs, garages and undercover alfrescos. Decorative ground slabs are poured at 32MPa to accommodate the polishing process.
Our work in Jandakot
950m² warehouse slab — 32MPa, 150mm, three-day sequential pour to engineering drawings
In Jandakot, Colacrete completed a 950m² warehouse floor slab to a full set of engineering drawings — one of the largest single concrete scopes Colacrete has delivered, and a job that required careful planning of the pour sequence, joint locations and programme across three days on site.
The scope at a glance
32MPa concrete throughout — higher strength than standard residential concrete, appropriate for warehouse floor loading from racking, forklifts and heavy foot traffic
150mm slab thickness — 50% thicker than Colacrete's standard residential specification, in line with industrial floor requirements
One layer of SL82 reinforcing mesh at 30mm top cover — positioned to the engineer's specification for the loading conditions of this slab
0.2mm waterproofing membrane across the full slab footprint
Planned control joints incorporated into the slab design
Sequential three-day pour
Pouring 950m² of concrete in a single continuous operation would be impractical — concrete has a limited working window between placement and set, and at this scale, managing the pour front, finishing crew and timing across the full footprint at once introduces unnecessary risk. The engineer's drawings specified the pour sequence and the location of construction joints between each day's pour.
Each day, a defined section of the slab was formed, the mesh was checked for cover and position, and concrete was delivered, placed and finished before the pour front moved on. Construction joints between sequential pours were formed, treated and positioned to the engineer's specification — they are a different element to the slab's planned control joints, which govern where the slab is permitted to move as it cures and undergoes temperature-related expansion and contraction over time.
32MPa concrete
Standard residential concrete runs at 25MPa — the minimum strength at which a residential slab meets the requirements of the structural engineer or AS 3727. At 32MPa, this slab has significantly greater compressive strength, higher density and better resistance to abrasion and impact from industrial use. 32MPa is also the mix typically specified for decorative architectural concrete (honed, polished, exposed aggregate) where the surface will be mechanically processed. Here it was specified for industrial loading performance.
SL82 mesh at 30mm top cover
SL82 is a heavier reinforcing mesh than the SL62 Colacrete uses as standard on residential work — larger bar diameter, greater tensile strength. The engineer specified 30mm top cover on this slab, positioning the mesh towards the top of the 150mm section. Top cover placement controls the slab's response to concentrated surface loads — the kind generated by racking legs, forklift wheels and point loads — where stress is introduced from above rather than from below as in a bending slab. The cover dimension was checked and maintained throughout the pour.
Waterproofing membrane
A 0.2mm waterproofing membrane was laid across the full slab footprint prior to the pour. The membrane isolates the slab from ground moisture — a requirement on occupied industrial and commercial floors where moisture transmission through the slab would damage floor coverings, goods or equipment stored on the surface.
Control joints
Control joints were planned and positioned before any concrete was placed, per the engineer's joint layout. At 900m² across a warehouse footprint, joint spacing and location are critical — too far apart and the slab will crack between them; poorly located and the crack pattern is unpredictable. The joints give the concrete a designated path to move as it shrinks during curing and responds to temperature changes over time.
The Colacrete standard
Build to spec
Where a licensed structural engineer has specified drawings, Colacrete works to those specifications. If no drawings or specifications are provided, we work to industry standards.
Communication
We pride ourselves on our prompt communication with all our clients. Not only do we aim to provide quotes within 24-48 hours, but we also keep our clients well informed before, during and after the works.
Our experience
We are owner-operated, and our director comes from an engineering background, having graduated from Curtin University and having worked as an engineer for several years. He also comes from a concreting family, with concreting experience spanning decades.
Why Jandakot businesses and builders choose Colacrete
Jandakot sits within the City of Cockburn in Perth's southern industrial corridor — one of the most active commercial and industrial precincts in Western Australia. The suburb is home to Jandakot Airport and a dense concentration of warehousing, manufacturing, logistics, aviation services and light industrial businesses. Jandakot's industrial estates generate consistent demand for large-format commercial concrete floors, hardstands, crossovers and structural slabs — scopes that require a concrete contractor with the equipment, programme capability and structural knowledge to execute correctly at commercial scale.
Sandy soils typical of the Perth coastal plain are predominant across Jandakot's industrial estates — generally good bearing conditions for commercial slab work, though site-specific geotechnical conditions are always assessed before structural scopes commence.
As a concrete contractor working with commercial builders, developers and industrial clients alongside our residential customer base, Colacrete brings the same engineering rigour and programme reliability to large commercial pours that builder clients in Jandakot need from a concrete subcontractor. We read and execute to engineer's drawings, manage sequential pour programmes and deliver to specification so the building programme can advance without delays from the concrete scope.
Colacrete is a member of the Housing Industry Australia (HIA), Master Builders Association (MBA) and Concrete Institute of Australia (CIA). Eddie brings an engineering background in civil and construction management alongside long-standing experience across concreting and general construction projects spanning a wide variety of disciplines, scales and scopes.

Concrete strength is measured in megapascals (MPa) — the compressive load the concrete can resist per unit area after curing. 25MPa is the standard minimum for residential concrete work. 32MPa provides significantly greater compressive strength, higher density and better resistance to abrasion and impact from industrial use — the kind generated by forklift wheels, racking legs and heavy point loads. It is also the mix typically specified for decorative architectural concrete (honed and polished floors) where the surface will be mechanically processed after curing. For warehouse and industrial floors, the engineer specifies the strength grade based on the loading conditions and intended use.
-
Concrete has a limited working window between placement and set — typically 1.5 to 2 hours from batching, depending on temperature and mix design. On a large warehouse floor of 500m² or more, attempting to pour, spread, screed and finish the entire footprint in a single continuous operation significantly increases the risk of the pour front reaching set before finishing is complete. A sequential multi-day pour programme, with construction joints designed and positioned by the engineer, allows each section to be placed and finished properly before the next section begins. Construction joints are distinct from control joints — construction joints are where sequential pours meet; control joints are planned shrinkage paths within each poured section.
-
Cover refers to the distance from the surface of the concrete to the nearest face of the reinforcing mesh. Top cover means the mesh is positioned at a specified distance below the top surface of the slab. For warehouse and industrial slabs subject to heavy surface loading, the engineer may specify top cover positioning to improve the slab's resistance to concentrated loads applied from above — forklift wheels, racking baseplate loads, and similar. Maintaining the specified cover throughout the pour requires mesh to be correctly supported and checked before concrete placement begins. Mesh that shifts during the pour ends up at the wrong position and provides less structural value than the engineer designed for.

Yes — a warehouse construction or major commercial slab in Jandakot requires development approval from the City of Cockburn and a building permit before any structural concrete is poured. All structural concrete must be executed to the licensed structural engineer's approved drawings. Colacrete works to those drawings precisely. The builder or developer manages the development approval and permit process — Colacrete's role begins once the approved drawings are in hand and the site is ready for concrete.
